This is the 1st in a 2 part series on the CFC International GK Village.

Location
CFC International GK Village is located along Zodiac St., in Remarville Subd., Brgy. Bagbag, Novaliches, Quezon City.


I'm hoping this will be the start of the online mapping of all GK sites across the globe. It took me about 30 minutes to pinpoint using visual references on WikiMapia and Mapcentral.ph.


I've also added its location in WikiMapia.

Hello brethren. The Int'l GK Village is a go. It will be located in Remarville in Quezon City. The total lot area is 4,904 sqm. and we will build 132 houses. This village is for CFC members including about 10 of our own employees. We will build row housing, with each house having two floors of 18 sqm each or a total of 36 sqm. So it is larger than the normal 20 sqm house. The beneficiaries have already been identified and are currently undergoing values formation. The Kapitbahayan is already in place. Some site development work is already ongoing, but formal groundbreaking will be on Feb 4.

For the houses in this village, our material cost will be about 75,000 pesos. At a peso-dollar exchange of 52.65, that would be about US$1,425. You of course know that there are many more costs involved aside from just the raw materials. These will be covered by local padugo. You also know that our sponsorship cost for the 20 sqm house, starting 2006, was already raised from $1,000 to $1,200. I am asking for a sponsorship amount of US$1,300 for the Int'l GK Village. For this particular project, there will be no retention, either by Ancop abroad or by GK locally. The full $1,300 will be given to the GK site.

Our target is one country, one home. Please let me know if CFC in your country is going to sponsor a home. The money may be remitted as soon as you are able to raise it. The amount should not come from what has been raised by Ancop or by CFC from partners and contributors. It should come from our members. You should have a special drive to raise the amount, and hopefully in the process get our members (in those countries that are not yet that involved in Ancop or GK) to be more cognizant and appreciative of our work in GK.

You are invited to the Int'l GK Build and hopefully dedication on June 18. We will all go to the site and have our brethren from all over the world participate in building and finishing this village.

The privilege of those countries that opt not to sponsor a home will be given to the other countries until we fill up the sponsorship of all 132 homes. I will be waiting to hear from you.

This is JUN JUNIA. Thank you for making me famous by the vile language you chose in maligning me complete with biblical quotations. My first reaction was to use the same language as a response until I heard somebody say “By their language let them sin” so I have simply chosen to reply in this manner to the issues you raise:

You allude to my unworthiness to be a leader and my not having been on missions. I would prefer the records to speak for itself as the groups I handled flourished. As to missions I have done a lot locally and in my travels out of the country I gave talks in Athens, Greece; Paris, Monaco and Nice in France per request of Mon Carpio; New York per request of Ed Pastor; Sacramento, California per request of Mel Barros. Have you done that my anonymous friend? You should try it as it is a pleasant experience. However I think you know that living the life of a true Christian is always better than talking about how to become a better Christian.

You talk about Remarville. Here are some of the fallacies you are perpetuating.
- I bankrolled the land acquisition so that I could benefit from the resale of the lot - I never spent a single centavo for the purchase of the land as this was done by the beneficiaries themselves. The assistance I gave was to represent the beneficiaries when the owner refused to deal with a group and a government funding agency. In exchange for that intervention I was able to negotiate with the owner for a direct purchase over five years without any interest. As of now the association has paid up more than one half of the acquisition value.

It was Tony dela Cruz as sector GK head, who first cast doubts on the acquisition of the land forcing the association to make an addendum to the original MOA stipulating I was buying the land for the association. His suggestions also were the seeds for injecting into the minds of our sector leaders that I had ulterior motives in the land acquisition. The documents for the acquisition are available for inspection by anybody so as to clear the air.

What I financially assisted on in Remarville was the physical development where I personally advanced Php 1.50Million for the payment of survey and other development costs including housing, Danny Tamayo gave Php 500,000.00 which was used for the drainage network and roads/path walks and Mon Samaniego Php 60,000.00 for a house. These financial advances had to be resorted to as Issa Cuevas initially rejected the project as she thought it unwise to solicit sponsors for CFC members. GK came in after Frank Padilla took note of the project and at point in time when land development was already started through Danny Tamayo and seven (7) houses completed. So my anonymous friends I never spent my money for buying the land so I could personally gain.

Records will also show that before Remarville I spent my personal funds as donations for the multi purpose centers in the GK sites of Pantranco, Bombero and Quirino (Kawali). Danny Tamayo has been a consistent donor to the Gks I handled, as he gave Php 100,000.00 for Pantranco, Php 180,000.00 for Bombero, almost a Million worth of materials in Quirino and Php 500,000.00 for Remarville and neither of us have proclaimed this to the public until now. WITH ALL YOUR CROWING HOW MUCH HAVE YOU PERSONALLY GIVEN/DONATED TO GK PROJECTS MY RIGHTEOUS AND ANONYMOUS FRIEND?

- As to the absence of Value Formation Teachings in Remarville and adherence to GK guidelines - I will stand by my ground that Remarville is different. Tony dela Cruz cites guidelines, but this is why it is called guidelines because they are not mandatory. The beneficiaries in Remarville are senior CFC members who have gone through a lot of teachings, and continue to receive spiritual nourishment, which should more than offset a short series of value formation teachings. The guidelines cited by Tony dela Cruz were made for GK areas with people on site who do not have access to teachings by the community. I do not have to reinvent myself as social housing development is not dependent on a booklet but rather on the character of the beneficiaries one is handling.
To illustrate the fallacy that the value formation teaching is vital to the project so as to properly mold the beneficiaries, I would like to cite GK Visayas (which is a baby of Tony dela Cruz). I would assume they had intensive value formation teachings and followed the guidelines as this was spearheaded by Tony del Cruz. Despite these teachings the beneficiary leader in GK Visayas (whom T dela Cruz nurtured or should I say spoiled), resorted to some shenanigans thereby creating chaos within the community. So where did the vaunted value formation teachings and application of GK guidelines go in this GK area?

Finally Tony dela Cruz was in charge of Remarville for three (3) months followed by Raul Dizon for another eight (8) months. It is funny that they point the finger at me on non adherence to GK guidelines when I was not in control of the area for the whole project duration. These pseudo experts had control of the area for eleven (11) months and if as they say those things were critical, why did they not conduct them when they were in control?

- I am sorry to say that Pancho and I did not have a falling out due to problems on the division of the spoils. We parted ways on principle as Pancho wanted to follow the donor’s desire to have Sibol on the ground floor of the multi purpose hall and the gathering area on the 2nd floor, while I wanted the opposite. As a matter of principle I resigned from Remarville to give Pancho (as the leader) the chance to implement the project his way. However, despite this dispute on principle with Pancho, when the CFC split came I still went with FFL as I thought it the better option for growing spiritually.


- The July 20 affair was not a BUILD affair. It was an invasion and this was planned by remnants of Raul Dizon’s TEACHER’s PETS. When Raul Dizon controlled Remarville he created his own clique which he termed as his Teacher’s Pets, and this group ran roughshod over the other members of the association during Raul Dizon‘s tenure. With Raul Dizon out, this noisy but numerical minority has tried to go against the Remarville Homeowner’s Association with the help of CFC Global elders.

Tito Santos informed me of the 20July build on 18 July or after the Teacher’s Pets had finalized details of their 20 July BUILD in coordination with elders of CFC Global, ( without even consulting the Remarville Homeowner’s Association). Tito Santos purposely left out the message of Lito de Guzman which took back his earlier permission for the Build as that permission was given when Lito was not aware that Tito Santos would bring in 200 persons to build three small houses. At the same time Remarville itself had its own build with the beneficiaries involved.

As Ricky Santos was being cited by Tito Santos as the beneficiary involved, discussions were made with Ricky Santos, who after understanding the impropriety of the 20 July build had it cancelled. This cancellation and the disapproval of the Homeowner’s association to GK’s 20 July build was relayed to Tito Santos, to which he replied that irregardless of this information he would push through with the build. That is why we called it an invasion and the Dadanak ang Dugo statement an exaggeration. That is the reason the 20 July GK build was stopped as it was too much to have 200 people added to the 50 beneficiaries already working on three small lots. The worse part was Tito Santos saying they would build three structures of CFC members and then may also do the same for the non CFC beneficiary. By non CFC, Tito Santos meant the FFL members, so how could the association allow his group to enter the residence of the very same people he was maligning.

However it was funny to have met Eric Cayabyab, as he spearheaded the 20 July invasion of Remarville, crowing that he was the GK head of CFC Global and he had the temerity to ask me if I knew where the money for the GK materials were coming from. In reply I said that the money were the donations solicited by Frank Padilla for all the houses in Remarville which GK has in its safekeeping and releases only to beneficiaries who will change affiliation to CFC Global. This includes the US$ 10,000.00 for Remarville recently solicited from a handmaid by Don Lee, which unfortunately had as payee GK, thus Chito Liban had to course the encashment through GK. Unfortunately to date the money from the check encashment has not been returned to Remarville or Chito Liban. So my friend, Eric, you should not crow about money as these are funds donated for Remarville. Instead of boasting that the money comes from you, you should release to Remarville all the funds which were donated for Remarville instead of using it as a come on to affiliate with CFC Global.

- Lastly Remarville has not delisted a beneficiary for delay in amortization payment despite some having eight (8) months delay, whether they are affiliated with FFL or Global. Only two have been delisted and this were due to deviations from physical structure limitations and not because of delay in payment of amortization:

JOY CERDON (FFL) - for constructing a high roof line (which we suspected
to become an attic) and not following open area requirements (She has
accepted the delisting voluntarily)
ARLENE CASTOR (Global) - for constructing a second floor over a ground
floor which already has an area bigger than the 36.2 sq. mtr limitation
as her lot is 53 sm or more than double the average lot size of 24.5 s.m.
Furthermore she got to construct her house outside of the priority
schedule by promising to construct her house at her own expense, then
suddenly getting from the FFL inventory materials worth 22T and
when stopped from getting more free materials , she changed her
affiliation to CFC Global where she got additional free materials worth 58T. (She is fighting the delisting with a lawyer from CFC Global)

At least the FFL member is reasonable in this case as JOY CERDON VOLUNTARILY CEDED HER PRIVILEGE, while ARLENE CASTOR HAS CHOSEN TO FIGHT HER CASE. The greater question is “Has GK changed its stance as it chose to condone and defend Arlene Castor who has openly violated restrictions in area allocation, value of free materials obtained and circumvented the priority schedule of construction and in fact claims to have personally spent more than Php 200,000.00 of her own money over and above the Php 80,000.00 free materials she got. Would it not have been more logical for GK to have transferred her to CAMELLA HOMES (as this Arlene Castor seems to have money beyond what an ordinary GK beneficiary should have) instead of providing her with a lawyer to defend her illegal position .
In fact this same Arlene Castor was the one being babied by ERIC Cayabyab in their 20 July Build. “AWW C’MON FOLKS DO YOU HAVE TO ACCEPT OPEN VIOLATION OF RULES ON SOCIAL HOUSING BY YOUR MEMBERS JUST TO MAKE SURE THAT THEY STAY IN YOUR FOLD?
